We offer a wide range of those services usually needed when buying, owning or selling real estate in Spain:

Conveyancing service: buying or selling property in Spain.

  • Legal services related to purchasers and vendors:

    - Legal searches on ownership, charges and encumbrances, description and identification of  the property, licenses and permits from Town Halls, tax value and local rates, community of owners and utilities; in order to check that they are all in order.

    - Drafting/checking of the private and/or public documents to be granted within the conveyancing process, in order to protect your interests and position.

    - Taxes and expenses planning for the property purchase or sale. 

  • Acting as your interpreter or your attorney on completion, which takes place in front of a Spanish Notary Public.
  • Settlement of taxes arising of purchase/sale.
  • Handling name change of the property with Land Registry Office, Catastro, Community of Owners. Signing up/cancelling utility subscriptions (electricity, water, gas).

Other services frequently served to vendors, purchasers, owners of real estate:

  • Tenancy: drafting/checking of tenancy agreements; registration of holiday rental properties with the Tourism Registry; returns.
  • Register of properties or amendment of registered details at the Cadastral Office;  dealings to amend/update surfaces, boundaries and similar details of properties (plots and buildings) at both Land Registry and Catastro.

   Division, segregation and consolidation of plots:

  • Building works legalization at Town Halls: first occupation licenses and equivalent documents (FO and AFO certificates).
  • Property first inscription at the Land Registry, for those real estates which have never been officially recorded at this office.

   NIE number, residence, power of attorney and personal taxes in Spain:

  • NIE applications (Spanish identification and tax number for foreigners).
  • Residence registration certificates.
  • Bank accounts: assistance to have them opened/handled/closed.
  • Powers of attorney, including lasting powers of attorney.
  • Fiscal representation.
  • Spanish tax residence certificates.
  • Payment of municipal taxes and charges
  • Annual tax returns for non residents (applicable also to non rented out real estate).

  Wills and probate:

  • Spanish wills and Inheritance Tax planning: we will draft your Spanish will in English and Spanish, after providing legal advice to make it convenient and valid from a private and fiscal point of view, acting as your interpreters on completion, to take place in front of a Spanish Notary Public.
